Relationships and partnerships are the key ingredient to program management. CDM7 has worked with a long list of architects, engineers, consultants, and subcontractors from all over the United States. CDM7 has a rich history of performance and success which transitions well to program management.
After reviewing many owner budgets and working with untrained staff, we’ve identified why most properties aren’t being maintained properly. Facility upkeep is the most underrated investment many owners make the mistake of not investing in. From working with JACO to the USDA, we have experience in various properties and facilities. Whether it’s the beginning of a project or if you have been in your building for several years, we can still establish a great property management plan tailored to fit your needs.
Transition Planning Management
The mistake often made by owners and clients is to leave your office transition to internal staff or the general contractor. This can become a major hurdle and time delay to any project, if not planned correctly. We provide coordination, moving, and temporary services to help transition a business smoothly.
PreDoc Review is our specialized process that reviews all construction documents to ensure accuracy, coordination of AEC’s, field issues not identified on documents, and many others contributing factors that can hamper the progress of any project. We provide a fully detailed report to help ensure all items are revised throughout all contract documents. This produces a ROI to any client and project schedule.

From site utilities, landscaping irrigation, and underground services, coordinating everything below grade is just as important as everything happening above grade. It’s extremely important when considering some aspects of it may cost a tremendous amount of money and time to regain access. For that reason, we believe that process will help coordinate all site activities, and ensure scope coverage from initial surveying to full site development.
Interior projects often have fast paced schedules that require thorough coordination and experience. We review submittals for coordination and compatibility, conduct coordination meetings between interfacing contractors, and work with A/E/C’s to solve problems and reduce field conflicts.
The number one problem of most facilities is their exterior envelope. Whether it is at the roof, window, floor, or a material juncture, leaks can be very harmful to any building structure and/or environment. When the envelope of a building is being constructed, it is often the first time multiple trades (companies) are coming together, recommending various products to promise a seal tight envelope. As easy as it may seem on drawings and picture images, it often does not come together as easy. Working with scopes like:
(Curtain wall, Window wall, and Storefront)
(Shades, Sunscreens, Decorative Features)
Each of these scopes need to coordinate to understand trade tolerances, timelines, exterior access, and multitudes of other factors in order to provide a seal tight condition that will respond accordingly.
People make decisions based on their emotions and options. With less skilled labor and more demanding schedules, LEAN construction has to be a part of every project and business culture. The MEPF systems should only be maintained, and not replaced, during the life cycle of the building. The problem is most owners don’t put eyes on the systems until it’s too late. When the systems are coordinated and installed correctly, they will improve the overall building life cycle, providing an excellent atmosphere for consumers and patrons alike.
